Declutter, depersonalize and curb appeal!
Should I make repairs?
No major repairs. Do minor repairs ie: change light bulbs, touch up chipped paint, leaky faucets, etc.
What do I have to disclose about my house?
You will fill out a seller’s disclosure regarding all aspects of the home. You’ll need to answer honestly and completely.
Once I receive an offer are there contingencies I should expect to see?
Common contingencies would be but are not limited to: closing costs paid by seller, home inspection, well/septic inspection as well as financing.
What do I do if my house isn’t getting activity?
We review feedback of previous showings if possible. Review the market and evaluate the current price. A price reduction might be necessary.
What do I do if we can’t sell it at what I owe?
You may need to consider a short sale. You would need to talk to your mortgage company
How much will it cost me to sell? How much do I pay you to sell it?
You can estimate it will cost roughly 8% to sell. 6% in commission which is split between both listing agent and selling agent. 2% covers fees such as title work, taxes, closing fees, etc.
